Here is a look at the most telling statistics from September 2025 in the Warwick market, with comparisons to last year (September 2024) and last month (August 2025).

1. Median Sales Price: Ebbs and Flows of a Healthier Market

The Median Sales Price in Warwick concluded September at $544,500 – with sales ranging from $420,000 to $1,050,000.

  • The Interpretation: The slight dip of 9% month-over-month and down 1% year-over-year should be viewed strategically, not with concern. This September came off a stronger August than the year before, so seeing numbers month-over-month balance out points towards a healthier market, rather than a bullish market that seems to have no ceiling.
  • For Buyers: This signals an opportunity as price pressure eases slightly.
  • For Sellers: This underscores the need to price accurately for today’s market.

Even with the dips, September’s Median Sale Price was higher than 2024’s overall Median Sale Price of $538,750. Year-to-date, Warwick’s Median Sale Price for a single-family home is $580,000.

2. Days on Market (DOM): Strategy is Paramount

The Median Days on Market (DOM) is the clearest indicator of market speed. September saw the median time a listing stayed on the market rise to 43 days.

  • The Interpretation: This is the most significant takeaway for September. While still a strong seller market, an increase in DOM (up 54% from August and 95% from September 2024) tells us the days of “throw it on the market and watch the offers roll in” are in the rear-view. Buyers now have a bit more time to make sound decisions, and sellers must ensure their home is priced and presented flawlessly from Day One to avoid market stagnation. The buyer urgency has certainly ceased.
  • For Buyers: Whereas years prior you were lucky if you got to see the home just once before putting in an offer, the increase in listings (discussed next) means you, and every other buyer out there, have more to choose from. Talk with your realtor about the likelihood of the home you’re viewing selling within the first week (which still does happen!), and if you have the opportunity to see the home for a second time before putting in an offer, take it.
  • For Sellers: It’s critical now more than ever to start the conversation with your realtor about listing your home as soon as possible. Talk numbers – not just price numbers, but time. See what advice they have for getting your home sold within the time frame you need. Adjust the expectation of receiving an offer after a buyer’s first viewing and anticipate them coming to look at the home for a second or third time.

3. Active Inventory: More Choices for Buyers

The total volume of Active Inventory saw a noticeable increase, increasing by 7% month-over-month and 27% year-over-year.

  • The Interpretation: This is welcome news for buyers. More homes on the market means less fierce competition and more selection, easing some of the pressure we saw in the spring. For sellers, this simply means you have to work harder to make your home stand out. The market is less forgiving of mediocre photos, poor presentation, or aggressive pricing when buyers have alternatives.

4. Percentage of List Price Received: Negotiating Room Leaves More to Be Desired

September data shows the average home sold for 99% of its original list price.

  • The Interpretation: This figure tells us that listings are still securing very close to their asking price. While time on market and active inventory are increasing, the rate at which homes are being absorbed by buyers was 27% – still a healthy seller’s market.
  • For Buyers: Don’t be surprised if y0u find yourself in a stalemate. The market might be slowing, but the cooling has yet to be truly felt for the average home. Rely on your realtor’s local expertise for guidance on a likely sale price of the home you’re interested in.
  • For Sellers: The norm has gone from 115% of asking price to a much more realistic close price within 1% of your asking price. When I sit down with my clients for our marketing strategy meeting, we talk numbers – and lots of them. I give my sellers the freedom to choose their list price with the guidance of what each price point means for their timeline, and most importantly – their return.
