While buyer demand remains consistent, driving a significantly faster pace of sales, the Median Sales Price saw a sharp correction, affirming that strategic pricing is more critical than ever. However, the Average Sale Price to List Price Ratio was a near-perfect 99.5%. This is a powerful strategic indicator: while the overall median price is adjusting, homes priced correctly from the start are selling at asking or very close to it—meaning strategic, disciplined pricing is rewarded with a fast, high-conversion sale.

Sales volume: the pace of the market

Sales activity was strong with 14 closed transactions, representing a healthy 40% increase compared to November 2024. While down slightly (-17.65%) from October, the year-over-year growth shows consistent transaction volume, indicating strong market liquidity.

A competitive market demands clear strategy. We must analyze long-term appreciation potential and bid based on value, not emotion, to secure your foundational asset. The recent price correction offers a potential window to acquire a strong property at a more favorable valuation, but the low Months of Supply means you must be prepared to move quickly on the right home.

  • Homes for sale (“inventory”) is up 25% compared to last year, which means buyers have more properties to choose from.

The Not-So-Good:

  • The median sales price this month was significantly lower than November 2024 (which was 2024’s highest median sale price at $740,000), however sales prices year-to-date are up 10.73% compared to last year.
  • Absorption rates (homes sold vs. homes for sale) and Close to List Price are still indicative of a seller’s market.
