Informed buyers in today’s market don’t even entertain house hunting until they’ve chatted with a local lender. Here’s why: a local pro can guide you through different loan options, show you the affordability picture on paper (which might surprise you!), and factor in that all-important comfort zone – what you’re truly happy paying monthly. Plus, they’ll estimate your closing costs (down payment, taxes, fees, the whole shebang) to ensure you’re prepared for that final hurdle. Trust me, a pre-approved buyer with a clear budget is a confident buyer, and that’s a powerful position to be in! Don’t forget to consider costs of renovations if you’ll be buying a home that needs some work.

(2) Three Needs: Alright, before we dive into fancy features, let’s get real. What are the absolute must-haves for your new place? Is school district a top priority? First-floor bedroom for accessibility? Yard space for your furry friend? Write those down! Because listen, in today’s market, with inventory way lower than it used to be (think two, three, even ten years ago!), you have to be strategic. It’s not about finding your dream house with every bell and whistle. People seldom find their dream home – they create their dream home. Use how long you see yourself being in your next place as a gauge to navigate what’s truly a ‘need’ and what might be a ‘want’ for this house that can be promoted to ‘need’ in the next house. Remember: location is a must-have. Even if you’re open to a few different locations, location as a whole is one must have.

(3) Get Market Savvy: This might sound obvious, but knowing your market is key.
