Conquering the Keys: The First 3 Steps to Buying Your Hudson Valley Dream Home
Congratulations! You’ve officially decided you want to be a homeowner in the Hudson Valley. Embarking on this adventure can be equal parts exciting and daunting. But fear not – with the right team on your side, getting the keys to your dream home can be easier than you think.
Let’s break down the journey into the first three manageable steps so you can navigate the process with confidence.
1. Budget & Priorities
This is an important step many buyers skip. Nobody likes to imagine their next home one way, only to find out they can’t afford it. However, by calculating your budget – considering your income, debts, and (if applicable) desired down payment, while keeping in mind your wants and needs – budgeting is going to save you from a lot of headaches and let downs during the home buying process.
Start by charting your priorities: location, property type, and number of bedrooms are the three I have my clients start with.
Financing? If you’re financing opposed to paying cash, instead of focusing on the price of the home, focus on the number you feel comfortable with monthly for your mortgage payment. Consider your current financial obligations such as car payments, student loans, day care, credit card debt, etc.. Know what your existing monthly debts are and consider how much more you feel comfortable adding to it. Not sure where to start? According to the National Association of REALTORS® (NAR) in 2022 the average monthly mortgage payment was $2,317. Remember, your monthly payment depends heavily on interest rates, down payment, and location. A good lender will help you work out the numbers and talk with you about the different types of loan programs you may be eligible for.
2. Select Your Team
No team gets to the Super Bowl by figuring it out along the way. Before you head into opening day and look at your potential next home in-person, you should have a designated real estate agent and lender on your team. They’ll be the ones guiding you with their expert advice and local knowledge to create the perfectly crafted game plan for securing the keys to your next home.
The right real estate agent will have a buyer’s consultation with you to go over your wants and needs list, educate you on the local market trends, and most importantly, establish trust. A good agent becomes your trusted advisor, confidant, and local resource all rolled into one. They’ll recommend reliable contractors, landscapers, and other local vendors in the area. Think of them as your Hudson Valley concierge, always there to ensure your happily-ever-after starts smoothly and lasts a lifetime. Look up different agents in your area, read past reviews, and check out the areas they’ve helped other people buy or sell in.
The right lender will help you navigate different types of loan programs you may qualify for, go over how down payment affects your loan and monthly obligations, and run through numbers with you to give you a solid idea of the price range you should be looking in.
3. Get off the Web and into the Real World
We’ve all been there: glued to screens, scrolling endless listings, getting our hearts racing at every “New Listing!” alert. But when it comes to finding your dream home in the Hudson Valley, scouring the web isn’t always the way to go.
When I work with my buyer clients, I try to take them to see a few different homes in one day (which can be sometimes difficult with the low inventory we’ve been seeing!). There’s nothing like seeing a home in-person vs. online. Plus, if we’re touring different neighborhoods, they can get a same-day feel how one differs from the other, which could help them narrow down their ideal location for their home.
If you’re unfamiliar with an area, try visiting its downtown at different times of the day to get a feel for what it would be like living there. The Hudson Valley is diverse – check out community reports here for information such as demographics and market stats.
