October 2025: Ah October, the beginning of the final quarter of the year; a well-watched month for the number nerds and those still on the fence about making that move.
Where did last month leave us as buyers and sellers in the Town of Warwick? Let’s take a look.
The Key Market Metrics Breakdown
To determine the strength or weakness of a buyer’s or seller’s market, there are four key metrics we look at: (1) Sales (Number & Prices), (2) Days on Market, (3) Number of Homes for Sale, and (4) List Price to Close Price Ratio. Data from these statistics are key indicators of whether we’re in a buyer’s or seller’s market, and provide insights into where the market is heading in the next few months.

- The Interpretation: October 2025 saw another month-breaking record for Warwick. This is the highest median sale price October has ever had for the area.
- For Buyers: Waiting for the “slow down” may cost you. Although we saw three straight dips in the median sale price from July to September, October came along and acted like it never happened. From September to October, there was a 29% increase in media sale price for Warwick. It was the third highest sale price any month had seen this year, behind January ($785,000) and May ($762,500).
- For Sellers: Warwick’s increasing median sales price is a testament to the area’s desirability. Make sure you’re capitalizing on this strong seller’s market by showcasing your property in it’s best light.

- The Interpretation: October saw some pretty steep numbers for Warwick. Properties that sold in October had an average of 4-acres, nearly double the year’s average of 2-acres. Larger more unique properties can sometimes take longer to sell, and may have factored in to this month’s higher days on market.
- For Buyers: After strong seller’s market, one lax stat isn’t reason to kick your feet up in your house search. If you like a house – make a move on it!
- For Sellers: Patience is your best friend in real estate no matter what type of market you’re in. If you have a more unique home for the area, don’t panic when you’re on the market longer than the average house. Unique homes are sold to unique buyers. And what makes something unique?

- The Interpretation: The number of homes for sale is up from last October (49 homes for sale) but slightly down from this September (66 homes for sale). So far this year, Warwick saw the highest inventory levels in September.
- For Buyers: Since April, the number of homes for sale has been up when compared to the same month the year before (with the exception of July when homes dropped by 5% compared to the year before). Welcome this news as it means there is more inventory for you to choose from compared to years prior.
- For Sellers: Just as less inventory means more competition for buyers, more inventory means more competition for you. Homes are still selling fast but there is also less of an urgency with buyers. When they see your home and then a few days later another home that also checks their boxes comes on the market, they may not be as inclined to get into a bidding war on yours. Don’t wait weeks to get back to offers. Negotiate with the ones you have in hand and move forward.

- The Interpretation: This figure tells us that listings are still securing very close to their asking price, leaving little room for negotiation from buyers.
- For Buyers: Don’t be surprised if your Warwick dream home has multiple offers. Rely on your realtor’s local expertise for guidance on a likely sale price of the home you’re interested in, and talk about terms and conditions outside of price that may help you secure the sale.
- For Sellers: You are still in the years of the strongest seller’s market Warwick has ever seen. While it is still very possible to receive multiple offers on your home, pricing in that sweet spot is still key to opening up your home to the best pool of ideal buyers.
Based on absorption rates, the last “buyer’s market” Warwick saw was April 2025, when there were only 7 sales and a remaining 28 homes for sale. However, contracts have picked up drastically since then, and we are expecting a seller’s market to continue through the end of the year.
